I did not have a good experience with Designer Floors ETC. The owner Mike Rutledge does not itemize tasks, does not provide receipts of purchase, major delays, and doesn’t meet with city standards!

My story is that I had a project to renovate my 1 bedroom 1 bath house and fix the porch. Exciting project for any first time homeowner. We had a contract to do the tasks and he would constantly state there are added charges because of some “unexpected events.” However, these unexpected events already stacked up to $10,000 and I demanded he send over the itemization of breakdown of project cost. He refused to do so! I was so frustrated with the man that I chose to just let it slide because I was led to believe the project was almost finished. Then, this man had the audacity to start charging me more! I immediately ended the project with him despite paying more than what he has accomplished! Here are some of the shady things he did and expensive lessons for me:

1. Every week he would ask for payments! However, The money he would ask for does not even come close to the progress he was making to the house. That means every week he asks for payment despite missing 1 or 2 days of work that week and his “developing” team were moving so slow. Thus, you’re paying off the remaining balance faster than he is finishing the project
2. When there are additions to the project you would expect people to send you receipts. Guess what? He wouldn’t send receipts. And not just that. He demanded payments upfront for these additions! If you cancelled he even had the audacity to try to charge you for cancellation fees! Ridiculous!
3. I had the city of austin inspectors come in to analyze the work he had done. So much issues I had to fix. He doesn’t keep up to city requirements

Honestly, I can name a few more scenarios but I hit word count limits on review pages. So this is where I would like to end. Overall. Please DO NO do big projects with this man! Save yourself the headache, the tears and pain! I wasted thousands of dollars as a first time homeowner.
